South Anglia Housing is committed to carrying out planned maintenance and improvement work to its homes to help ensure that that they stay in good condition and that they are a nice place to live. We also carry out planned improvement works as part of our commitment to meet the Government's Decent Homes standard.

The Decent Homes Standard is the minimum quality standard for housing set by the Government. This standard says that all rented homes should meet this minimum quality standard by 2010. You can get more information on the standard from www.communities.gov.uk

About the Circle Anglia Standard

The Circle Anglia Standard sets out the way in which we carry out repairs and improvements to your home. The Circle Anglia Standard exceeds the Decent Homes Standard, delivering So Much More to all of our residents.

How did we come up with the Circle Anglia Standard?

The Circle Anglia Standard has been designed in conjunction with our customers. Evening and weekend workshops with our customers were held across the country in mid 2006. Over 100 people gave up their time to tell us what they would like to see included in the Circle Anglia Standard. Everyone who attended had some great ideas and we have included as many of these as we could. Thanks again to everyone who gave up their time to help shape these services.

Decent Homes

Decent Homes is a Government led initiative, introduced in 2000. All housing owned by RSL’s within England must be brought up to this Standard by 31 December 2010.

We are committed to delivering Decent Homes by this deadline and then maintaining that Standard. This will be done by programming re-investment works in accordance with the forecasts of our stock condition survey, as part of a wider programme.

Decent Homes will therefore be delivered as a by-product of effective works planning, founded from an ethos of pre-planned and programmed ‘just in time renewals’ as promoted by the ODPM (now DCLG) in their Decent Homes and stock condition survey guidance.

We recognise that Decent Homes is a ‘minimum standard’ and acknowledges the House of Commons Select Committee recommendation (2004) that social landlords should aspire and plan for ‘decency plus’. In other words a better standard that also takes account of the views and aspirations of residents, as defined by the Circle Anglia Standard.
